In the heart of Crown Heights, Brooklyn, 1407 Pacific is a 3 Story Multi-Family Townhouse located 2 Blocks away from the A / C Nostrand Ave train station. Brownstone acquired the property in 2021 as a seller financing agreement with the previous homeowner who was in foreclosure after being a victim of predatory lending and receiving bad mortgage advice. The previous homeowner wasn’t able to refinance because of his bad credit so Brownstone came in and paid off the mortgage while also giving the homeowner money upfront which allowed him to get 3x more than what he would’ve received.

When acquired, the building had shown signs of an unstable foundation caused by fire damage from a fire that occurred on the property to the right 10 years ago. As a result, the whole building was fully gutted to the beams and new beams were installed. The basement had very poor structure because of a temporary wood installation so a new metal beam was installed and was underpinned in order to increase the height by 2 feet.
